Our Dallas Property Management Services:

Inspections

We have a comprehensive schedule of cost-effective inspections performed at strategic intervals. These include:

  • Before-Move-In Inspections

  • New Tenant Inspections (during the first 6 months)

  • Annual Inspections (continually)

  • After-Move-Out Inspections (in case additional charges to the previous tenant are needed, based on our B.M.I. report)

Smooth Communication

A direct line of communication is available between our clients and tenants and their property manager. They can view our calendar directly and request a meeting at a time most convenient for them. We prioritize always having the time to speak with a Property Owner or Tenant concerning their property.

Communication goes beyond just maintenance requests and general overview: we also provide on-demand real estate advice and conflict resolution services including eviction services if needed.

Full-Service Brokerage

Our in-house real estate team sells our clients’ properties at a discounted rate, as well as helping to acquire new investment rentals or personal homes. Our clients receive expert, comprehensive real estate assistance and analysis throughout the process.

Accounting Services

Our easy-to-read monthly owner statements will make your property accounting a piece of cake! And quick payment to clients is ensured through direct deposit of rent funds. On top of this, we also assist with end of year 1099's and can provide rental tax statements for your tax professionals.

No Cancellation Fees

We doubt this will be necessary! However, if you're not happy with our services, clients can cancel their property management agreement with a 30-day written notice.

Our Clear-Cut Pricing

We’ll only ever charge these four fees!

The Initial Inspection Fee:

$150

(Flat Fee)

Whether it’s old, new, vacant, or occupied, every property we onboard receives an initial inspection. This decides the health of the property and whether it is a 4/5-star business.

 

The Rental Management Fee:

8%

of Monthly rent

For the monthly management of the property including Accounting, Inspections, Defusing Situations, Eviction Services, Handling Repairs and Maintenance, Contract negotiations, and above all, Real Estate Advice on Demand.

 

The Lease Up Fee:

75%

Of the 1st Month’s Rent

Covering the listing and leasing of the property which comprises of:

  • Professional Photos for the Rental Listing

  • Virtual 360 Tour (NEW!)

  • Weekly Updates

  • Comprehensive Background Checks

  • Writing the Lease Contract

 

The Renewal Fee

$175

(Flat Fee)

To execute a renewal agreement with the tenant for an agreed-upon period (normally a 12 months+ lease).

High on our priority list is obtaining a renewed contract at an increased rate from the tenant. To achieve this mutually-beneficial goal, we initiate the conversation and negotiate on your behalf.
